TA Global to launch The Arden office tower in 1Q2026

TA Global Bhd will launch its latest office development The Arden in Bandar Sri Damansara, Selangor, in the first quarter of next year, according to its CEO Tiah Joo Kim in an exclusive interview with City & Country.

The Arden will be part of the 48-acre Damansara Avenue mixed-use development, which is being developed in two parcels. Parcel 1 is spread across 26.55 acres while Parcel 2 occupies 21.51 acres.

The completed projects in Phase 1 are Ativo Plaza (5.73 acres), Azelia Residence (3.13 acres) and Ativo Suites (2.83 acres). All three have been fully sold.

The final component of Parcel 1 will be Ativo Annexe, a 14.86-acre mixed-use development. Components of Ativo Annexe include Amaya Residences, which is under construction, DA Central Mall and The Arden as well as a hotel and a wellness hub. Ativo Annexe will have a connecting walkway to the Sri Damansara Sentral MRT station.

A new age for office space

With a gross development value (GDV) of RM446 million, the Grade A strata-titled The Arden will comprise 455 units spread across 38 storeys. These office spaces will come in built-ups of 495 to 3,111 sq ft and will be priced from about RM1,066 psf.

What is unique about the development, Tiah says, is that it offers an array of facilities, including co-working spaces, a multipurpose hall, an auditorium, conference rooms, meeting rooms, a VIP room and lounge, a mini theatre, a gymnasium, content studios, a podcast studio, an event space, a sky infinity pool, sky bar lounges and an outdoor sky dining area.

As with any strata development, the maintenance of these facilities will initially fall under the purview of the joint management body, before being handed over to the management corporation, he explains. The estimated maintenance fee inclusive of the sinking fund is 65 sen psf.

On the tower’s design concept, Tiah says, “We’ve also placed a strong emphasis on the facilities. It’s almost like having access to your own private club. So, in a way, you’re not just buying a unit; you’re buying into a lifestyle.

“Sometimes, you want all these conveniences at your doorstep for your team but, at the same time, you also want that separation from your actual office. So that’s really the concept: having all these features in one place so you can host clients, entertain friends and enjoy all the conveniences that help you maintain a work-life balance.”

As a Grade A office building, Tiah says the development has been designed to be GreenRE-certified with energy-efficient systems, rainwater harvesting and electric vehicle charging stations.

The right time

Tiah says the development will cater to start-ups and small and medium enterprises, professional service firms, multinational companies expanding via branch offices, as well as investors seeking long-term rental income.

“I think these days, more businesses would like to have their own office space because it’s a place where they can show that they are rooted. And this office space has to be more than just an office space. It has to be a place that gives them the lifestyle element,” he adds.

On why the developer added an office component to Damansara Avenue, Tiah says the overall vision was to have a complete master plan that would be self-sustaining.

“So people who live here can have a good quality of life, which means being able to have all their needs met and have the convenience of being able to live a more efficient life [and] have more free time to spend with their family. Time is the most important commodity. With that vision in mind, we thought people should be able to live, work and play in the same place.”

Tiah is also of the view that more people living in the Klang Valley want to work within a certain distance from home.

“This trend is something you see in many large cities around the world. KL city centre is still great but downtown areas in many cities are increasingly seen as more commercial, more for tourists. They don’t always reflect where the locals actually go. That’s why we’re seeing this shift of offices decentralising.

“For businesses, starting out in the suburbs also makes sense because rents are usually lower, which encourages more entrepreneurs to try new things. I’ve seen developers starting suburban ventures for office developments. So for them to have the guts and the vision to spend that kind of money, it means the catchment area is strong and the market is there.”

Tiah adds that this trend is not only seen among small businesses or small and medium enterprises (SMEs) but also among larger companies that set up satellite offices.

“Staff want to work close to where they live and that’s something companies and management are factoring in as well. So I believe we’re going to see more businesses opting to set up in suburban areas.

“In fact, we’re already seeing this trend for retail too. For example, there are now many thriving F&B and retail spots outside of KL’s city centre. And these are the real hotspots. Locals frequent them and even people from other areas are now making their way there just to check them out. These places are starting to form their own identity and very own local communities,” he emphasises.

 

More plans ahead

TA Global currently holds about 1,500 acres of land across the country, with a projected GDV of over RM20 billion.

Following the launch of The Arden at Damansara Avenue, the developer will next focus on Parcel 2. According to Tiah, this phase will unveil cultural, sports and mixed-use developments.

Further north in Rawang, the developer plans to launch a township featuring both residential and commercial components next year.

As for its hotel segment, Tiah says TA Global recently converted its Sydney hotel, formerly known as Radisson Blu Plaza Hotel, into Paradox Sydney, in tandem with the expansion of its Paradox hospitality brand. “The brand is coming along well; we’re growing quite organically and I’m really excited about where it’s heading.”
